Home Loan Repayment Calculator
Estimate repayments and total interest using a loan amount, interest rate and loan term
you choose. This is general repayment arithmetic. It does not assess borrowing capacity,
loan eligibility or whether a particular loan is suitable for you.
How home loan repayments are calculated
A principal-and-interest estimate uses the loan amount, the annual interest rate, the
loan term and how often repayments are made. Each repayment covers interest on the
remaining balance, then reduces the principal.
Why more of an early repayment can be interest
Interest is calculated on the outstanding balance. Early in the loan that balance is
higher, so more of each repayment is interest. As principal reduces, the interest
component generally declines.
Why lender figures may differ
Lenders may use daily interest, different rounding, fees, rate changes or their own
payment conventions. This page is not a comparison rate, a lender quote or credit
advice.
What this calculator does not calculate
Borrowing capacity, serviceability or loan eligibility
LVR, lender approval or product recommendations
Offset, redraw, extra repayments or interest-only loans
Is this a borrowing-capacity or mortgage-approval calculator?
No. It only estimates principal-and-interest repayments from the figures you enter. It
does not assess income, expenses, credit history, lender policy or approval.
Is the result a comparison rate?
No. A comparison rate includes certain fees and charges. This tool uses only the
interest rate you type in.
Are the figures stored or sent to The Broker Room?
No. The calculation runs in your browser. Calculator answers are not attached to an
enquiry unless you choose to type them yourself.
