The Broker Room provides general property information and calculations based on the information you enter. It does not provide personalised financial, credit, legal, tax or conveyancing advice.
Results depend on the information you enter, the assumptions shown and the government rules verified for the relevant date. If a case is outside the verified rules, the calculator stops rather than guessing. Confirm important figures before acting on them.
The funding gap is the entered purchase costs less the funds you entered as available. It is not borrowing capacity, LVR, serviceability or a recommended loan amount.
The optional estimate uses the after-tax household income, living expenses, debt repayments, interest rate and loan term you enter. It applies principal-and-interest maths and a stated 3 percentage point buffer. It is not lender serviceability or a credit assessment and does not model lender policy, benchmarks, income treatment, credit limits, dependants or assessment floors.
The website does not approve loans, recommend lenders or products, tell you how much to borrow or imply that finance will be available.
The Broker Room may help connect you with an appropriately authorised mortgage broker. A public enquiry does not promise a particular broker, lender or product. Personalised credit assistance is provided separately by the authorised broker.

Supported government-charge calculations use a dated, verified rule snapshot. Estimates stop rather than invent a replacement rule after that coverage ends.
