SA property buying costs

Costs to allow for when buying property in South Australia

A property purchase can involve statutory government charges as well as private or transaction-specific costs. The Broker Room calculator deliberately separates what can be calculated from verified rules from costs that depend on your property or provider.

Government charges

Supported stamp duty, transfer registration and mortgage registration are calculated and itemised individually so the result can be checked rather than relying on a single unexplained total.

Variable purchase costs

Conveyancing or legal fees, inspections, insurance, lender costs and settlement adjustments can vary. The calculator identifies these categories without inventing a dollar amount that cannot be verified from the facts entered.

Funds available

The funding explorer can compare a purchase price and calculated government charges with an amount of available funds you enter. It does not estimate borrowing capacity or recommend a loan amount.

Buying-cost questions

Does the calculator include conveyancing and inspection costs?

No fixed amount is inserted for private-provider costs because they vary by provider and transaction. They are kept outside the verified government-charge total.

Is mortgage registration always included?

It depends on the finance choice entered. When a mortgage is uncertain, the Quick Estimate can keep the mortgage registration fee separate rather than silently assuming it belongs in the base result.

Can the funding explorer tell me how much a bank will lend?

No. It is simple purchase funding arithmetic only. It does not assess serviceability, lender policy, borrowing capacity, suitability or approval.
